Residential Design
Renovations and new residential projects, including space planning, kitchens and baths, millwork and built-ins, material and finish selection, lighting, fixtures, and detailed interior elements.

Interiors & Furnishings
Furniture planning and sourcing, textiles, window treatments, decorative lighting, art and accessories, custom furnishings, and final styling considered in dialogue with the architecture and character of the home.

Design Documentation & Permitting
Detailed drawing sets developed to carry the design from concept through permitting and construction, including floor plans, elevations, sections, reflected ceiling plans, millwork and interior details, finish documentation, and construction details. OTA prepares and coordinates permit drawing sets for residential renovations and new construction, working directly through the plan-check process and collaborating with structural engineers and other consultants as required by the project.

Construction Consultation
Continued design involvement throughout construction, including coordination with contractors and consultants, review of project questions and material selections, site visits, and design clarification to help maintain the integrity of the project through completion.
